The Iselin, NJ office served as the unofficial headquarters for Siemens Corporation and Siemens Financial Services after the downsizing of former office locations in New York City. Strategically located at Metropark Station on the Northeast Corridor rail line, the building is 8 stories comprising of 235,000 sf. of office space.
Siemens departments occupied 206,000 sf. albeit with high vacancy rates and inefficiency. Beginning in Germany, the Siemens open office concept was created to increase collaboration, efficiencies, and work/life balance by introducing an open desking policy. Dubbed “New Way of Working” or NewWow, the open desking policy offered increased amenities and quiet space to offset the lack of cubicle walls that came with the new office furniture.
The project was quite challenging since it affected departments that needed to move to temporary space in order to provide swing space for the construction to commence. At the conclusion of the project, Siemens was able to consolidate its operations from 6.5 floors to 4 floors while achieving a desk share ratio of 1 desk per 1.3 individuals.
